My only job is to tell you the truth about your doors

With more than 7 years in the industry, I’m a fully independent fire door inspector. I don’t sell doors, and I don’t carry out repairs — so I have no reason to over-report defects or talk you into work you don’t need. You get a straight, accurate assessment and you’re free to use whichever competent contractor you like for any fixes.

Every inspection follows current fire safety law, Building Regulations and the recognised British Standard for fire doors — the latest BS 8214:2026 code of practice (guidance rather than law).

No doors sold, no repairs One person, start to finish BS 8214:2026 aligned

What every inspection covers

  • Gaps & clearances around the leaf
  • Intumescent & smoke seals
  • Hinges, closers & hardware
  • Glazing, signage & certification
  • Correct operation & closing
How I inspect

Non-intrusive as standard, intrusive where it’s warranted

There are two ways to look at a fire door. Knowing which one your building actually needs — and being straight about the limits of each — is a big part of doing this job properly.

Standard

Non-intrusive inspection

A non-destructive, visual and operational check of the door exactly as it’s installed — leaf and frame condition, the perimeter and threshold gaps, intumescent and cold-smoke seals, the self-closing and latching action, hinges and ironmongery, glazing, signage and any surviving certification labels.

It causes no damage and needs no trades, which makes it the right tool for routine, periodic checks. What it can’t do is see behind the frame — so I’ll never let a clean visual pass imply more than it should.

Deeper · added cost

Intrusive sample inspection

Some of the most serious faults are hidden. Taking off the architrave — cosmetic trim, not part of the fire-resisting construction — exposes the gap between the frame and the structural opening, the frame fixings, and whether the perimeter is properly fire-stopped or packed with something that won’t hold back fire and smoke.

Because it disturbs finishes, it’s done on a representative sample, and I make good the trim I remove afterwards. It costs more and takes longer, so I only suggest it when it genuinely earns its place — a new-build or refurbishment handover, doubtful or undocumented installation, or where a fire risk assessment calls for it.

Either way, an inspection reports on what I find against the relevant standards and the door’s own specification — it isn’t a certificate, a warranty, or a substitute for your building’s fire risk assessment.

What you receive

A living compliance record, not a filing-cabinet report

Because I inspect digitally, your inspection doesn’t end when I leave site. Everything below comes as standard — so your fire door records stay clear, current and easy to prove.

Scannable QR door labels

Each door can carry a discreet QR label. Your staff, a contractor or a visiting fire officer can scan it on a phone and instantly see that door’s status and full inspection history — no paperwork to dig out.

Your own compliance portal

A secure login shows every door across your building or portfolio at a glance — what’s compliant, what needs attention and what’s coming due. Protected with two-factor sign-in, and you can bring your old reports in so everything lives in one place.

Photo-backed, standards-aligned reports

A structured PDF report with a photograph of every door, e-signed and mapped to Regulation 10, the Fire Safety Order and BS 8214:2026 — the evidence you need to show a door was checked and how it was found.

Priority-graded defect list

Any faults are graded by severity, so you know what has to be fixed now and what can wait — and you can hand the list straight to your chosen contractor.

Automatic re-inspection reminders

When a door or building is due its next check, you’re reminded before the deadline — so a Regulation 10 schedule looks after itself and nothing quietly lapses.

A full history for every door

Each door keeps its own timestamped audit trail, with changes tracked between visits — records that support the golden-thread information higher-risk buildings must hold, and good practice for any building. Even doors in no-signal stairwells and basements are recorded on the spot, so nothing gets skipped.

The report you get

A report you can actually use

Every inspection ends with a clear, photo-backed PDF report — aligned to BS 8214:2026 and formatted to support your Regulation 10 records.

  • A photo and pass/fail status for every door
  • Each defect logged with its location and priority
  • Plain-English recommendations for any remedial work
  • Formatted to support your Regulation 10 records
